Terms & Conditions
To Book a cottage:
A provisional booking can be made by telephone to
reserve a cottage. The reservation must be confirmed in writing
within 5 days by completing the booking form and returning with
a 30% deposit. Cheques should be made payable to Uplands Cottages.
Payment of the balance must be received at least 6 weeks before
arrival. Bookings made within 6 weeks of the date of arrival must
be paid in full.
Cancellation:
Please advise cancellation immediately by telephone
and confirm in writing. We will endeavor to re-let your cottage.
If we can, we will refund all monies received, less 30% of the full
rent. If we are unable to re-let, the full balance will be due if
the cancellation is made 6 weeks or less before the date of arrival.
If, due to unforeseen circumstances
the owners have to cancel or alter the booking arrangements, the
owners reserve the right to do so. The owners shall only be liable
for the return of all monies received.
(Information on holiday cancellation insurance will
be sent with booking confirmation letter)
Arrivals & Departures:
Bookings are from 4.00pm. on the date of arrival
to 10.00am, on the date of departure.
Loss or Damage:
The resident is responsible for
maintaining the condition of the cottage and of the furniture and
equipment therein. The resident is required to leave the cottage
in a clean and tidy condition and is responsible to the owners for
the actual costs of any breakages or damage in or to the property
and its contents, along with any additional costs that may be incurred
with rectification of the damage. The resident is responsible for
any breakages or damage caused by any member of his/her party.

The owners are not liable to the resident or members of the resident's
party for any loss or damage to any belongings of them or any of
their visitors. Nor is the owner responsible for acts of negligence
or willful damage caused to the resident, any member of his/her
party or visitor, by any other person(s).
Occupation of cottage:
The residents right to occupy the
cottage is limited to a right of occupation for holiday purposes
and such right shall terminate at 10.00 a.m. on the date of departure.
During the resident's occupancy he/she shall not
sublet or otherwise part possession with the property.
The number of occupants of the property must not
exceed the number stated on the booking form unless prior written
approval is obtained.
The right of entry to the cottage at all reasonable
times is reserved by the owners, with or without workmen, for the
purposes of inspection or to carry out any repair deemed necessary
to the property or equipment, unless in an emergency.
Pets & Smoking:
Dogs are not allowed to be left unattended in the
cottages, must be kept under strict control and are not allowed
on the chairs or beds. Please bring your own dog bedding. Maximum one dog only permitted.
Smoking is restricted to living areas only.
No pets or smoking permitted at 23 Fernhill Heights,
Charmouth.
Property Misdescription:
The information and descriptions given in the owner's
brochure are for guidance only.
Although every effort has been made to ensure accuracy, the owners
shall not be held liable for any misdescription or incorrect information.
The owners are Richard and Andrea Webb. The resident
is the person signing the booking form. The property means the cottage
described on the booking form signed by the resident or such cottage
as allocated by the owners. |
